Investigative Options Panel

The Investigative Options Panel provides additional options to help the user with their investigative search or order results. These options vary depending on the Title Service selected. The Investigative Options Panel will only be visible on the following title services search screen:  Subdivided, Arb, Sectional, Reference, General Name, and Grantor/Grantee.

Note: If user is opening an order, the Investigative Options Panel will display the order options once the first alphanumeric character has been into one of the order panel fields.  These order options are the order options found in the User Profile Menu.

The Investigation Options Panel below is an example of the Subdivided search screen:

The Options includes the following dropdown and checkboxes:

Search Auto Chain

- Subdivided

This is a default field set up at the county, company, and user levels. This search qualifier determines whether or not to report the history of the parcel (property chain) and designates how property split information in the property chain is retrieved.  If the county has Auto Chain records and the company has access to them, then users can choose one of the following options:

·   Backward; display chain and search only the backwards chain properties

·       Display; display everything, but search only this property

·       Entire; display chain and search all properties in the chain

·      Forward; display chain and search only the forwards chain properties

·       None; do not display property chain; search specified property only

·  Previous Sub; display chain and search to previous/underlying subdivision property

·    1st Underlying General; display property chain; searches to 1st underlying general property (the Arb or underlying Subdivision that the property was created from)

Check with the Customer Service Representative (CSR) to see which of the Auto Chain options apply to specific counties and companies. This field does not display unless the company has chosen the Auto Chaining feature of Data Trace.

Overlapping Property

- Sectional

This search qualifier (aka., All Tract, Output All Postings, etc) allows the user to suppress searching property hierarchy, thus restricting the searches to only the search parameter the user enters. 

Check box to search all general postings and an overlapping property (or all tracts), for example, lots in a subdivision. Uncheck box in this field to search only the legal specified. 

 

An overlapping legal description contains another legal description (a "general") or it is contained within another legal description.  For example, a Map/Plat ID may contain blocks, a block may contain lots, and lots may contain sub lots. 

Extended Name

- Sectional

- Reference

This search qualifier is available on all Property and Reference searches. Check box to include all party names for a particular recording or court filing, including names obtained from third parties. Uncheck box to include only one name for each party.

Most condensed output formats will only show one name for each party, regardless of this setting.

All References

- Reference

Select the checkbox - The auto A&R feature should apply to all reference documents.

Nickname

- General Name

- Grantor/Grantee

Select the check box - Determines whether the nickname searching will be applied to the general name parameter search.

Name Mix

- General Name

- Grantor/Grantee

- True Grantor/Grantee

NY and NJ only - Select the checkbox - Use the name mix on a name search all possible combinations of the full name (last, first, and MI).

Selecting these options will temporarily override the options in user profile and only modify the current investigative search or order results.
